This dual dynamic suggests a market that's gaining momentum monthly but still adjusting to a slower pace compared to last year.

For Sale, Sold & Pending Sales: Key Numbers You Should Know

    •  Up 3.4% from last month

    •  Up 42.6% compared to April 2024

  • Sold Listings:

    •  Increased 28.8% from March

    •  Decreased 13.6% year-over-year

  • Pending Sales:

    •  Down 9.4% compared to last year

These numbers indicate that the market is currently active and competitive, but the longer-term trend shows buyers are being more selective — or possibly priced out — compared to a year ago.
